Fractional revenue management means you get expert pricing strategy and support without hiring a full-time revenue manager. I work with your business on an ongoing basis—handling pricing strategy, pacing analysis, and demand forecasting—so you get the expertise you need without the overhead of a full-time hire. Think of it as having a revenue strategist on your team, just not on your payroll.

What does "intentional pricing strategy" actually mean?

Intentional pricing means your rates are based on data, market conditions, seasonality, and your specific goals—not panic, guesswork, or whatever your pricing tool suggests. It's proactive instead of reactive. It means you have a plan, you can explain your decisions confidently, and you're not scrambling at the last minute, wondering if you priced too high or dropped rates too soon.

How is this different from just using a pricing tool?

Pricing tools are helpful—but they're just tools. They can't read your market the way a human can, they don't know the nuances of the difference in quality of homes in your comp set, they don't understand your owner relationships, and they can't make strategic decisions based on your specific business goals. I use data and tools as part of the process, but I also bring experience, market knowledge, and strategic thinking that no algorithm can replace. The "right price" should serve your business—not just the software.

Do I need to have a pricing tool account?

Yes—I work within PriceLabs or Wheelhouse to manage your pricing strategy. If you don't already have an account with one of these platforms, you'll need to set one up. These tools provide the infrastructure to implement strategy efficiently and integrate seamlessly with most property management systems and platforms. I can help select a system and guide you through setup if you're not already using one.

Do you work with individual property owners or just property managers?

I work with both! Whether you're a property manager with a portfolio or an individual owner managing your own vacation rental on Airbnb and/or VRBO, I can help. My approach is the same: understand your goals, your market, and your challenges—then build a strategy that actually works for your situation.

What size portfolios do you work with?

I work best with thoughtful, values-driven operators—whether that's a single high-performing property or a boutique portfolio. I'm not built for massive, high-volume operations. My sweet spot is properties where quality and intentionality matter more than scale. If that sounds like you, we'll probably be a great fit.

How does the process work?

We start with a conversation to understand your business, your goals, and your challenges. From there, I'll dig into your market data, review your current performance, and build a pricing strategy tailored to your situation. Once we're working together, I handle ongoing pricing adjustments, pacing analysis, market monitoring, and provide monthly reports. You stay in the loop, but the heavy lifting is off your plate.

How much time will this take from me?

Not much—that's the whole point. There is a little homework to do upfront but after that you'll be mostly approving startegy shifts. We'll have regular check-ins (usually monthly, or more often as needed), and I'll reach out if anything requires your input. But day-to-day pricing decisions, market monitoring, and strategy adjustments? That's on me. You'll have visibility into what's happening without it living on your to-do list.

What do you need from me to get started?

Access to your booking data, your current pricing setup, and some context about your goals and challenges. I'll also want to understand your market, your competition, and any owner dynamics I should be aware of. There are other metrics that can help ensure you're set up for success, and we can discuss them. Once I have that, I can begin developing your strategy.

How often do we communicate?

I typically meet with clients monthly - more frequently during the first month of start-up. If you want more frequent meetings we can talk about that and come up with a plan. I'm also available for urgent questions during business hours when things shift. I will be checking the implementation of our strategy daily. You will have access to your pricing tool should you need to make an after-hours or weekend pricing change - for most clients, this is never necessary. Non-urgent emails are answered within 48 hours, and I make every effort to make any requested pricing changes the same business day. If there were an emergency, I would always make myself available - we are in this together.

Can I still make my own pricing decisions?

Yes and no. This is a partnership in which you set the parameters, and I execute the strategy. At the start, we'll agree on your goals, risk tolerance, and any guardrails you need (minimum rates, blackout dates, owner-specific requirements). Within those parameters, I handle day-to-day pricing decisions—that's the whole point. You're hiring me for my expertise and judgment, not to run every rate change past you for approval. That said, if something significant shifts—market conditions change, pacing looks concerning, or we need to adjust strategy—I'll bring you in. And you can always check in or ask questions. But the daily pricing decisions? Those are on me. Most clients find this is exactly the relief they were hoping for.

What does this cost?

Pricing depends on your portfolio size and needs. I have packages for single properties, small portfolios (2-10 properties), and mid-sized operations (11+ properties). For larger or more complex setups, we'll create a custom arrangement. The investment is designed to be accessible for boutique operators while delivering real ROI. Let's discuss your situation, and I'll provide specifics.

Is there a minimum commitment?

Yes—revenue strategy takes time to show results, so I typically work with clients on a minimum 3-6 month basis. This gives us enough time to implement the strategy, adjust based on performance, and see real impact. If it's not working after that, we can part ways.

What markets do you work in?

I work with clients nationally. I know how to dig into local data, seasonality, and competitive dynamics, no matter where you're located.

How quickly will I see results?

Some things improve quickly—like more confident pricing decisions and easier conversations with owners. Revenue impact typically shows within a few months, though it depends on where you are in your booking cycle when we start. The goal isn't just short-term gains; it's building a sustainable strategy that performs year-round.

What kind of results can I expect?

Better pacing, stronger revenue per available night, fewer last-minute pricing scrambles, and more confident owner conversations. Most clients also report feeling less stressed and more in control of their business. The exact revenue lift depends on your starting point, but intentional strategy consistently outperforms reactive pricing.

How do you measure success?

Revenue growth is one metric, but it's not the only one. I also look at pacing improvements, occupancy trends, review scores (pricing impacts guest satisfaction), and how confident you feel about your strategy. I can also help you look at how your global finances should inform our pricing. Success means you're earning more, stressing less, and your owners are happy. That's the trifecta.
