Get on Board: Hosts Using Third Party Software Also Moved to Single Fee on Airbnb

There's been a lot of noise about Airbnb's fee changes. Hosts are frustrated. Managers are confused. I've seen the same questions come up again and again — so let's just look at what actually happened and what it means for your business.
Here's the honest truth: the split-fee model is gone for most professional operators. PMS-connected hosts moved to a mandatory 15.5% host-only fee — meaning the entire platform commission now comes out of your payout, not split between you and the guest in October 2025.
Under the old structure, hosts paid around 3% and guests paid an additional 14–16% on top of your nightly rate. Guests saw a lower base price — then got hit with fees at checkout.
Now, hosts pay a 15.5% service fee deducted directly from payouts, while guests see the full booking price with no additional platform charges at checkout.
That's the shift. And here's where I want to slow down for a second — because the reaction I've seen from a lot of managers and now hosts is panic, and I don't think that's the right response.
The total fees in the system are actually similar to before. What changed is who absorbs them. Without correct price adjustments, property managers risk a significant drop in net payouts — but with the right adjustment, you can restore your payout to exactly where it was.
The math: if you adjust your markup to 18.34%, the guest's final price remains nearly identical to what they paid under the split-fee structure.
This isn't a crisis. Its not another reason to be mad at Airbnb. It's an adjustment that requires intentional action. If you're using a PMS or a tool like PriceLabs, you need to update your markup. If you haven't done that yet — that's the first thing on your list today - whether you are a PM who missed it or a host who now is subject to the single fee.
The operators who are going to struggle with this change are the ones who set their pricing once and don't revisit it. The ones who will come out ahead are the ones who treat this as a prompt to look at their numbers more deliberately.
That's always been the difference.
